Cardone Capital, a real estate investment firm managing over $5 billion in assets, has launched the 10X Miami River Bitcoin Fund. This fund represents a novel approach to real estate investment, combining a 346-unit multifamily property in Miami with a $15 million Bitcoin (BTC) allocation. This is Cardone Capital’s fourth blended investment vehicle integrating BTC and commercial real estate. A key feature is the conversion of a portion of the property’s monthly cash flow into BTC, a strategy inspired by the significant returns that would have been generated by converting real estate cash flows into Bitcoin over the past twelve years. According to Cardone Capital CEO Grant Cardone, this approach reflects a long-term strategy to accumulate $1 billion in real estate and $200 million in BTC as a treasury asset across their hybrid funds.
This blended investment strategy aims to disrupt traditional real estate investment vehicles such as REITs and other commercial real estate investments. The fund’s unique structure offers investors exposure to Bitcoin without requiring technical expertise. Cardone Capital plans to onboard investors and tenants to Bitcoin through innovative strategies, including a potential rewards program for long-term tenants paying rent on time, with rewards issued in Satoshis. This initiative aims to increase Bitcoin adoption by simplifying access and minimizing the technical barriers to entry often associated with the cryptocurrency.
The firm envisions a future where this model facilitates widespread Bitcoin adoption. The goal is to provide investors, who might otherwise avoid Bitcoin due to its perceived complexity, with direct exposure through a familiar investment vehicle – real estate. Cardone Capital is also exploring partnerships to develop a hybrid Bitcoin mortgage product, enabling clients to borrow against both their Bitcoin holdings and real estate equity. This innovative approach to finance combines the stability of real estate with the growth potential of Bitcoin, potentially reshaping the landscape of both real estate and cryptocurrency investment. The firm’s long-term vision centers around building a substantial portfolio of both real estate and Bitcoin, emphasizing the potential synergy between these asset classes.
