US real estate asset manager launches $100M tokenized fund with institutional backing

Patel Real Estate Holdings (PREH) has launched a $100 million tokenized investment fund on the Chintai blockchain, providing accredited investors access to institutional-grade real estate. This PREH Multifamily Fund focuses on Class A multifamily units in the top 20 US growth markets. The fund’s structure is entirely digital, encompassing onboarding, reporting, capital calls, and potential secondary market transfers. This initiative is part of a larger $750 million vehicle co-developed with firms like Carlyle, DRA Advisors, Walton Street Capital, RPM, and KKR. Initially, $25 million will be tokenized on Chintai.

PREH highlights the tokenization structure’s ability to mitigate transparency and liquidity issues common in private market real estate investments. Established in 2010, PREH manages a portfolio of Class A multifamily properties, overseeing acquisitions, financing, and management, with over $500 million in completed transactions. Chintai, a layer-1 blockchain specializing in tokenization, also supports the R3 Sustainability Fund. Its CHEX token currently holds a market capitalization of $244 million.

PREH chose Chintai for its regulated, institutional-grade platform designed for real-world asset tokenization, ensuring compliance and investor protection while leveraging blockchain efficiencies. Real estate tokenization is gaining traction, offering solutions to illiquidity discounts. The emergence of liquid secondary markets for fractional ownership significantly enhances this advantage. Platforms like DigiShares, with its REX marketplace featuring luxury Miami properties, exemplify this trend. Commercial real estate is also seeing tokenization efforts, such as the Blocksquare and Vera Capital partnership offering fractional ownership of over $1 billion in properties.

Deloitte projects a substantial increase in tokenized real estate value, forecasting a $4 trillion market within the next decade. This growth underscores the transformative potential of blockchain technology in reshaping the real estate investment landscape, providing increased accessibility and efficiency for investors.
